regarding the estate.
Welcome!
Welcome to everyone who has moved onto the estate recently. The Directors and Court Reps are available to help if there are any questions or issues – contact details are at the end of this newsletter. Newsletters are also available on the DPM website “denepark.org”.
Painting/UPVC Cleaning 2025
The work commenced in September and was completed as planned in early November. The work progressed well when weather permitted and very few snags were reported. Fortunately, a joiner was able to carry out repairs and replacements to woodwork during the painting when requested. Unfortunately, there was still some timber found to be in poor condition and could not be repainted as notified previously. Most residents agreed that the overall appearance of our estate has been noticeably greatly improved. The next painting and UPVC cleaning is scheduled for 2029.
Service Charge Review
Following the increased cost of the painting/cleaning contract and other costs over the last few years, the Directors reviewed
the Budget Plan with Realty for 2025 to 2028. Consequently, the service charge needed to be increased to £40 per month as from 1 November 2025.
Landscaping and Gardening
The gardeners have been following our Autumn schedule of maintenance which will now be moving from winter to spring. Bushes will continue to be occasionally pruned and communal ivy will be cut back and maintained by the gardeners as required. The tree survey conducted on 30 August 2025 is now on the website. The DPM strategy for the estate is long term
and the Directors agreed that any requests for grounds development are welcome; but the costs incurred need to be allowed for within our gardening budget. Also, any development should not conflict with the DPM Covenant or the Estate Design Plan.

Parking
Some residents have requested that we reemphasise that all residents need to park with care and consideration. As many residents are at home during the day, ease of access is especially important. Also, please take your bins in after they have
been emptied as this releases more space.
Communal Areas
We are so fortunate in having communal areas and play areas for residents to enjoy. Communal areas are a shared space and
residents are requested to be attentive to the privacy of others when close to houses. The play areas can be found in Dene Court, Deneway Close and Deneway Mews.
Bins
if possible, should be kept on your property as per Council regulations and not on communal areas. It’s appreciated that this is
sometimes difficult for residents living in some properties.
Antisocial behaviour
There have been some instances of anti-social or problematic behaviour on the estate committed by young people who don’t live on the estate. The police are keen for any instances of this kind of behaviour, no matter how trivial, to be reported as it helps to build up a data base of information that helps them deal with similar issues in the area. On a positive note, the Dene Park community has shown itself to be helpful and supportive when incidences have been put on the WhatsApp group.

Court Representatives and Directors
Court Reps are just that: someone who can be a go-between for residents and the Directors if necessary. We really need more Directors. The duties aren’t onerous. They meet with the Realty Rep on Zoom usually monthly (sometimes bi- monthly). Realty take care of the running of the estate: collecting the service charge, debt collection, tree surveys insurance, contracting
and budgeting. However, they are answerable to the Directors who act as the link between Realty and the residents.
Thank you to anyone who spread rock salt on the icy patches during the recent cold spell – it was much appreciated.
Peter Edwardson of 13 Deneway Close died suddenly in early December. He was well regarded in the CAMRA community and will be missed – RIP Peter.
Pat Flynn of 16 Deneway Mews also died suddenly over the New Year. Pat was a DPM Director for several years – RIP Pat.
