Dear Residents, here are the latest updates regarding the estate.

Welcome to everyone who has moved onto the estate recently. The Directors and Court Reps are available to help if there are any questions or issues – contact details are at the end of this newsletter. Newsletters are also available on the DPM website “denepark.org”.

Painting/UPVC Cleaning 2025

The following notification was sent from Realty to all house owners on 17 July 2025:

“It is anticipated that this work will commence in September and run into October. We therefore advise all owners to carry out any necessary repairs or replacements to woodwork prior to this time, as any timber found to be in poor condition will not be repainted. Further correspondence will be issued in due course regarding timings and access.”

Landscaping and Gardening 

The gardeners have a schedule of maintenance which is moving from summer to winter.

An Autumn schedule is being organised and details will soon be available.

Bushes will continue to be occasionally pruned and communal ivy will be cut back and maintained by the gardeners as required.

The planned tree survey was conducted on 30 August and this will soon be on the website.

The DPM strategy for the estate is long term and the Directors agreed that any requests for grounds development are welcome but the costs incurred need to be allowed for within our gardening budget. Also, any development should not conflict with the Covenant or the Estate Design Plan.

A Request Form is available on the website and also as a hard copy.

Communal Areas

We are so fortunate in having communal areas and play areas for residents to enjoy. Communal areas are a shared space and residents are requested to be attentive to the privacy of others when close to houses.

Play areas (not the communal areas) should not be used to exercise dogs or to store bins because we ask children to use the play areas where appropriate. DPM are duty bound to adhere to RoSPA regulations regarding children’s play areas and any equipment, chairs, tables etc. must be removed after use.

The play areas can be found in Dene Court, Deneway Close and Deneway Mews.

Bins  if possible, should be kept on your property as per Council regulations and not on communal areas. It’s appreciated that this is sometimes difficult for residents living in some properties.

Antisocial behaviour

There have been some instances of anti-social or problematic behaviour on the estate committed by young people who don’t live on the estate.

The police are keen for any instances of this kind of behaviour, no matter how trivial, to be reported as it helps to build up a data base of information that helps them deal with similar issues in the area. 

On a positive note, the Dene Park community has shown itself to be helpful and supportive when incidences have been put on the WhatsApp group. 

Parking

Some residents continue to have their access blocked. As many residents are at home during the day, it is especially important to park with care and consideration. Also, please take your bins in after they have been emptied as this releases more space.

Service Charge Review

The Directors have reviewed the Budget Plan with Realty. The current service charge will remain at £33 per month until the next review in October 2025.

Court Representatives and Directors

Court Reps are just that: someone who can be a   go-between for residents and the Directors if necessary. 

We really need more Directors. The duties aren’t onerous. They meet with the Realty Rep on Zoom usually monthly (sometimes bi-monthly). Realty take care of the running of the estate: collecting the service charge, debt collection, tree surveys insurance and budgeting. However, they are answerable to the directors who act as the link between Realty and the residents.

Did you know?

In the wooded communal area between Burley and Elizabeth Courts, there is an American Oak tree which was planted in memory of a past resident’s son who was a victim of the twin towers act of terrorism 9/11.
