Dear Residents, here are the latest updates regarding the estate.

Welcome to everyone who has moved onto the estate recently. The Directors and Court Reps are available to help if there are any questions or issues – contact details are at the end of this newsletter. Newsletters are also available on the DPM website “denepark.org”.
60th Anniversary
The 60th anniversary celebration of our award-winning Dene Park estate on Saturday 31 August went very well and was a real blessing on our community – the good weather was a blessing too.
Lots of people on the estate met and chatted with others that they had never spoken to before – and enjoyed some great cake from our “Bake Off” competition – won by Louise Hesketh. There was an exhibition of photos and some children’s activities. We hope to arrange something similar next summer.

Blossoms Video
At short notice we were approached as a desirable location for Blossoms, Stockport’s popular music group, to shoot their latest music video. We were able to arrange this for Monday 9 September and the shoot was a great success – thanks to all concerned.

Painting/UPVC Cleaning 2025
This is conducted on a 4-year cycle and the next job should be in spring/summer 2025. There will be a review by the painters; and residents will be notified of any maintenance that they need to complete before the painting commences.
Note: Any wood in need of repair or replacement should be completed before spring 2025.
Court Paving Repairs
Some slabs have continued to be broken by cars driving over and parking on them. In order to prevent this and damage to drains, the base needs to be repaired. The cost of this is significant and will be done on a priority basis commencing with Deneway Mews.
Landscaping and Gardening
The gardeners have a schedule of maintenance which is moving from summer to winter. Although affected by inclement weather, it is still appreciated and the overall appearance of the estate continues to be very pleasing.
The DPM strategy for the estate is long term and the Directors agreed that any requests for grounds development are welcome but the costs incurred need to be allowed for within our gardening budget. Also, any development should not conflict with the Covenant or the Estate Design Plan. A Request Form is available on the website and also as a hard copy.
Some pruning of bushes and hedges will continue and the new growth will be worth it. Also, the willow on the corner has been pollarded again but will grow back quickly as before. More communal ivy will be cut back and then maintained by the gardeners as required.
Tree surveys are carried out every 2 years and the next one is due in August 2025. The estate tree policy and tree surveys are available on the website.
Communal Areas
We are so fortunate in having communal areas and play areas for residents to enjoy.
Play areas (not the communal areas) should not be used to exercise dogs or to store bins because we ask children to use the play areas where appropriate. DPM are duty bound to adhere to RoSPA regulations regarding children’s play areas and any equipment, chairs, tables etc. must be removed after use.
The play areas can be found in Dene Court, Deneway Close and Deneway Mews.
Communal areas are a shared space and residents are requested to be attentive to the privacy of others privacy when close to houses.
Bins should be kept on your property as per Council regulations and not on communal areas.
Note: Stockport Council can impose a fine if the rules are not adhered to
Parking
Some residents continue to have their access blocked. As many residents are at home during the day, it is especially important to park with care and consideration. Also, please take your bins in after they have been emptied as this releases more space.
Dene Park Estate Website

Service Charge Review
The Directors have reviewed the Budget Plan with Realty. The current service charge will remain at £33 per month until the next review in October 2025.
Court Representatives
We still have vacancies for Court Reps in Dene Court and Elizabeth Court. We also welcome expressions of interest for Directors. Please contact a Director if you are willing to take on this useful but not too onerous role.
