Dear Residents, here are the latest updates regarding the estate.
Welcome!
Welcome to everyone who has moved onto the estate recently. The Directors and Court Reps are available to help if there are any questions or issues – contact details are at the end of this newsletter. Newsletters are also available on the DPM website “denepark.org”.
60th Anniversary
Sarah Britton is leading a sub-group to plan a celebration of the 60th anniversary of the award-winning Dene Park estate. A flyer was sent to all 71 houses asking for ideas. These have been considered and a second flyer giving details of the event will be distributed in due course. The provisional date is Saturday 31 August.
AGM
The DPM Annual General Meeting for shareholders and residents was held on Monday 2 April 2024 at Heaton Moor Rugby Club. Minutes of the meeting are available on request.
Painting/UPVC Cleaning 2025
In the early years the painting was split into two phases because it was a large job. As a significant amount of the wood has now been replaced with UPVC, we will be re-combining Phase 1 and Phase 2 for the 4-year cycle commencing in 2025.
Note: Any wood in need of repair or replacement should be completed before spring 2025.
Court Paving Repairs
Some slabs have continued to be broken by cars driving over and parking on them. In order to prevent this, an alternative solution would need to be implemented. The cost of this would be much higher and has been left for further consideration.
Landscaping and Gardening
It has been another busy year in the landscaping and gardening cycle which has again been affected by inclement weather. It is still appreciated and the overall appearance of the estate continues to be very pleasing.
The gardeners have a schedule of maintenance which is moving from spring to summer. The DPM strategy for the estate is long term and the Directors agreed that any requests for grounds development are welcome but the costs incurred need to be allowed for within our gardening budget. Also, any development should not conflict with the Covenant or the Estate Design Plan. A Request Form is available on the website and also as a hard copy.
Over the autumn/winter period some pruning of bushes and hedges was done and new growth has been worth it. The beds in Dene Court and Elizabeth Court have been re-planted. We also arranged the removal of some ivy that was affecting roofs. Other communal ivy will be cut back and then maintained by the gardeners as required.
The Dene Court planter was damaged by a Parcel Force van. This was restored to its original state with compensation from Parcel Force.
Tree surveys are carried out every 2 years and the next one is due in September 2025. The estate tree policy and tree surveys are available on the website.
Communal Areas
We are so fortunate in having communal areas and play areas for residents to enjoy.
Please note that any equipment, chairs, tables etc. must be removed from play areas after use. Temporary gates must not be used to block access to play areas.
Play areas (not the communal areas) should not be used to exercise dogs or to store bins. DPM are duty bound to adhere to RoSPA regulations regarding children’s play areas. The play areas can be found in Dene Court, Deneway Close and Deneway Mews.
Communal areas are a shared space and residents are requested to be attentive to the privacy of others privacy when close to houses. Although it is perfectly reasonable for small children to play outside their own homes, please ask children to use the play areas where appropriate.
Bins should be kept on your property as per Council regulations and not on communal areas.
Note: Stockport Council can impose a fine if the rules are not adhered to
Anti-Social Behaviour
Unfortunately, there has been some anti-social behaviour on and around the estate. An open public meeting was held by Stockport Council Anti-Social Behaviour Team and the police – DPM were represented.
Note: Please report any incidents to the police.
Parking
As some residents have had their access blocked, please continue to park with care and consideration. This is especially important with many residents being at home during the day. Also, please take your bins in after they have been emptied as this releases more space.

Service Charge Review
The Directors have agreed a 5-year Budget Plan with Realty. The current service charge was fixed in line with the annual budget and remains at £33 per month. This was agreed before Realty took over in 2019 and was fixed for 5 years – this will be reviewed in October 2024.
Court Representatives
We still have vacancies for Court Reps in Elizabeth Court and Dene Court. We also welcome expressions of interest for Directors. Please contact a Director if you are willing to take on this useful but not too onerous role.
