Autumn 2019

Dear Residents, here are the latest updates regarding the estate.

Gardening / Planting etc

Over the summer there were some lovely wild flower displays in areas around the estate. Some of the seeds scattered on the grassy areas didn’t take and, after taking advice from DEFRA, we now know that wild flower seeds don’t grow well on grass. As we would like to continue seeding wild flower areas, we would welcome suggestions from residents for possible areas to seed with bee/butterfly friendly wild flowers.

Bo Cochrane has made an extensive list of flowers, plants, trees and wildlife seen on the estate – we really do have a rich and diverse environment. This can be seen on the website; but hard copies can be provided if necessary.

Volunteer Gardening Group

We are always looking for volunteers to join an informal gardening group to help maintain areas that have been renewed on the estate.

Trees

Cheshire Woodland conducted an estate tree survey on 2nd August 2019. The estate tree policy and tree survey are available on the website. There are hard copies available to borrow too.

Security

Please advise the Directors or Court Reps of any security issues so we can pass these on to other residents if appropriate.

Neighbourhood Watch

Painting

Phase 2 of the painting and UPVC cleaning will take place in 2020. Realty and the Directors will be taking quotes for this work including a quote from the painter who worked on Phase 1. The estate will also get quotes for UPVC cleaning.

Already, some new residents have said they found the website useful when researching the area before buying a house here. Surveys, newsletters, contact details etc. will be available on the site. One of our residents has expertise in this area and has offered to help to ensure the site is put to the best use and kept up to date.

The estate WhatsApp group is very useful for quick communications – so join up if you haven’t already (see at end).

Community Areas

As these areas are for everyone to use, we ask residents to continue to tidy away equipment etc. after use. This ensures that there are no accidents and the gardeners have access to cut the grass etc.

Realty Management

Realty continue to manage the estate and any queries regarding service charge or administration should be directed to them. (contact details at the end of this newsletter)

The Directors and Court Reps are available if you have any non-admin related queries, or are concerned about any other estate issues.

Please contact your Court Rep or one of the Directors if you have any complaints about the way the estate is run or any general estate issues causing worry or concern. Contact details are at the end of this newsletter

Summer 2019

Dear Residents, here are the latest updates regarding the estate.

Gardening / Planting etc

The estate continues to look lovely and thanks to the gardeners for their hard work and perseverance. The Directors suggested that small areas of grass were left un-mown and wild flower seeds were scattered. The vast majority of residents at the latest AGM agreed that these areas look lovely and the idea will be continued. When the wild flowers have stopped flowering the grass will be mown as before. Bee and butterfly friendly flower seed will be used for future sowings.

Thanks to residents who have donated plants and shrubs that have been planted around the estate.

Volunteer Gardening Group

We are always looking for volunteers to join an informal gardening group to help maintain areas that have been renewed on the estate.

Trees

The trees were “crowned” early on in the year. Some residents disagreed with the action taken and the Directors are looking into ways to ensure better communication of results of tree surveys. Any future surveys will be put on the website and residents will be consulted before any action is taken. It’s a massive positive that residents care about our estate and the Directors will always try to do what is best and take into account residents’ views.

Security

There have been a few instances of theft and petty crime recently on the estate; bike theft and cars have been opened and items taken. The rest of the Heatons seem to suffer far worse from car theft and burglaries than we do, thankfully; but please take care with home security, and secure items left outside. If you see anything suspicious, ring 101 as the police need to know.

It has also been pointed out that the meter cupboards for some of the properties on the estate are accessible from the outside. This makes them vulnerable to malicious interference – burglar alarms and “Ring” type video doorbells that are wired into the house’s electrical system could be turned off. There are often back-up batteries that kick in but it has been recommended that these cupboards have a lock fitted so the householder can keep access secure.

Please remember that these areas are for everyone to use. It is really important that play equipment is not left out. Gardeners need access to maintain these areas and unfortunately, if a third party had an accident on the equipment, the estate would be liable.

Realty Management

Realty are now in place and are employed by the estate to manage the collection of service fees, debt collection, setting up of insurance, data issues, printing and general accountancy. The estate company DPM (Dene Park Maintenance Ltd.) still exists and the residents’ first port of call for non admin queries/complaints is to the Directors. Realty does not decide on trees, gardening, painting etc. They can use their contacts to get quotes and surveys for us but the Directors make the final decisions. Please note the next item on complaints procedure.

Complaints Procedure

Sadly, one of the Directors was subject to verbal abuse from a resident who wanted to make a complaint with regards to the wild flower areas. This was overheard by another resident who was appalled at the language used. The gardeners were also subject to the abuse. If residents have a complaint, please either email or visit us for a chat. If residents feel that they have not been listened to, contact our Realty representative Jack Sargeant who may be able to help.

Dear Residents, here are the latest updates regarding the estate.

Welcome!

Welcome to everyone who has moved onto the estate recently. The Directors and Court Representatives are available to help if there are any questions or issues. Please don’t hesitate to ask if you have not received your “Welcome Pack”.

Realty:

From 1st March this year, Realty Management Company have taken over the administration duties of Dene Park Maintenance (DPM). DPM still exists, as does the Covenant, and the Directors are still in place to deal with other estate issues. Realty still involve us in any financial decisions. Jack Sargeant is our Realty representative, and his contact details can be found at the end of the newsletter. A summary of their duties can be found below:

  • Collection of service charges and debts where necessary
  • Taking care of the accounts and end of year auditing
  • Providing liability insurance for the estate
  • Payment of estate management invoices
  • Providing quotes when requested
  • Providing advice on estate issues (e.g. tree survey and maintenance)

AGM

The DPM AGM will take place on 27th June  where our previous accountant will present the accounts for the year ending 1st Nov 2018. Our Realty Rep Jack Sargeant will be there to introduce himself and answer any questions you may have.

Gardening / Planting etc.

The gardeners continue to do a great job keeping our estate looking tidy and attractive. If you prefer to look after the immediate area around your property, have a word with the gardeners, or let your Court Rep or one of the Directors know so that area is left alone.

Thanks to people who have donated unwanted plants etc. to the estate. If there are any further contributions of plants etc. that are no longer wanted, please get in touch with your Court Rep or a Director to see if the estate can use them.

 Dear Residents, here are the latest updates regarding the estate.

Gardening / Planting etc

The gardeners continue to do a fantastic job keeping our estate looking tidy and attractive. If you prefer to look after the immediate area around your property, have a word with the gardeners or let your Court Rep or one of the Directors know so that area is left alone.

Due to the estate being gifted some garden sculptures, these are now being positioned around the gardens. Please contact Pat Flyn or Bo if you have any preferences as to where they are put or if you have any other suggestions.

Some of the plants have suffered due to the dry summer so we continue to ask you to water any plants in your court that look as if they’re suffering as the gardeners are often busy with their list of jobs.

The trees are due for inspection and may need trimming or lopping depending on what is reported. Earlier in the year, an apparently healthy tree fell in high winds and damaged a couple of properties. If you have any concerns about the health of any trees on the estate please bring it to our attention and we can have it more closely inspected.

Painting

The estate painting is ongoing. The painter and his team only work part time but are doing a very thorough job and residents that have had their wood painted are happy with the results.. His job is being made more difficult by wood that is rotten and hasn’t been repaired. He is due to start on Elizabeth Court soon and then Deneway Close.

which is much easier to remember. At themoment, it’s just a facility where newsletters. AGM minutes, accounts and relevant information are stored for those who want to download or discover a bit more about the history of the estate. We hope to learn much more about improving the website and making it a really useful facility for estate members to use. We also now have a facebookpage and a whatsapp group. These last two are very slow off the ground but wehope to use them for better communication in the future. If you want to beadded to the whatsapp group, send your request to Ev Speak via email or mobile (see end of news letter) with your mobile number and you’ll be added.

The management of the estate is run by volunteers and there is always the worry that if the volunteers dry up, the estate would be taken over by a management company and service charges would rise accordingly. Dear Residents, here are the latest updates regarding the estate.

Gardening / Planting etc

The gardeners continue to do a fantastic job keeping our estate looking tidy and attractive. If you prefer to look after the immediate area around your property, have a word with the gardeners or let your Court Rep or one of the Directors know so that area is left alone.

The gardeners are working their way through a list of jobs including cutting back / removing the overgrown bushes in Deneway Close play area and tidying up the embankments areas.

Some areas have plants that need to be thinned out and replanted elsewhere. Wilf the gardener will oversee this but if you’re aware of any areas needing thinning out, please let him know.

Wilf has also provided power-wash services for some of the court areas. If you have any private paved areas you need power washing, Wilf will provide an estimate. Contact the directors and they’ll pass on the message or ask Wilf directly if you see him.

Phase 1 (fences and garages) is planned to start in Spring 2018 and phase 2 (windows, doors and UPVC cleaning etc) is planned for Spring 2020. If you’ve not yet filled in your painting questionnaire, please do so and hand it back to your court rep or one of the directors. If you need a replacement, please contact the directors or download it from the website.

 Dear Residents, here are the latest updates regarding the estate.

Gardening / Planting etc

The gardeners continue to do a fantastic job keeping out estate looking tidy and attractive. If you prefer to look after the immediate area around your property, have a word with the gardeners or let your Court Rep or one of the Directors know so that area is left alone.

Now autumn is upon us, sweeping up leaves and rubbish or bin spills in and around your property would help to keep the estate looking neat and tidy. The gardeners haven’t always got time to do this and the Council cut-backs mean that road sweepers are a rare sight these days. If you are able to do this (even though we realise that some people do not have much time), it would be greatly appreciated.

Deneway Close play area: despite some sterling work attempted by residents, the overgrown area at the bottom still needs to be cut back. Well-established holly trees, brambles and bracken etc need cutting back and removing. We’ve consulted with the gardeners who have agreed to finish the job by the end of autumn. They have the proper tools and the resources to dispose of the greenery.

This is very near completion and should “go public” soon. It’s been a bit of a long and fiddly job, but it should be a useful resource to find out about the estate; and see any missed newsletters etc.

Andrea Lloyd

As some of you might know, Andrea died in July after a short but amazingly courageous battle against her illness. Andrea was born on the estate and returned to live here for most of her adult life. As well as having her own career in media and marketing, Andrea worked tirelessly for the estate, keeping an eye on the finances and making sure the estate ran smoothly. She was highly organised and her vast array of talents will be missed by many. She was a loving daughter to Bo and Andy, sister to Gareth, mum to Thom, partner to Chris and a loyal friend to many.

Thank you Andrea – you are irreplaceable on so many levels.

Competition winner Alex

Autumn 2016 Newsletter

Dear Residents, here are the latest updates regarding the estate.

Owl Competition

Back in the summer we held a competition to name our new wooden owl sculpture and to depict the owl using paint, pencil or whatever medium of choice. .

We are very pleased to announce that thewinner is Alex from Deneway Mews. He created a beautiful collage of “Harry” theOwl using a variety of materials. He was presented with a trophy and hiscollage was framed for him to keep. Well done Alex!

We have added to our tree stump sculptures in the winner. The pine tree was cut back and the stump has been carved his college owl. There have been many compliments by visitors and those living on the estate as to how attractive the estate is – “a hidden gem”!

Planting

  • Rhododendrons have been planted at the gable end of 10 Elizabeth Court;
  • 3 Acers have been planted at the gable end of 13 Elizabeth Court;
  • Bulbs have been planted throughout the estate;
  • Future planting of snowdrops, bluebells and wildflowers planned.

Play areas

Please be aware that any play equipment must not be left in play areas. This is because the estate would be liable if any accidents happened due to pieces of equipment being left out unattended.

Please respect other peoples’ privacy when sitting out / allowing children to play etc. in areas other than the actual play areas

Benches and Seating

Suggested bench placements are:

  • At the entrance to Elizabeth Court;
  • In the grassed area next to 16 Deneway Mews;
  • In Deneway Close play area.

Suggested bench design – please let us know your views.

Estate Directors

The estate would welcome anyone willing to become a director. Roles and responsibilities would include:

  • Reviewing expenditure and accounts from the accountant;
  • Making decision on estate matters along with committee members and residents (mainly gardens and maintenance);
  • Planning for the future;
  • Attending approx 6 meetings annually and the A.G.M.

Carved Owl

Summer 2016 Newsletter

 Dear Residents, here are the latest updates regarding the estate.

A big “thank you” to all the shareholders who attended the AGM and for all the positive comments about the appearance of the estate. Unfortunately, the free drink “bribe”, though much appreciated, did not encourage any more attendees than usual.

Planting

  • More plants added to the Elizabeth Court corner
  • Dene Court  corner re-designed
  • Cat repellent plants on the Burley Court Island has proved successful but unfortunately, all it’s done is move the problem  elsewhere!

We picked the hottest day of the year to plant the Ginko Tree at the gable end of Deneway Mews. We hope the Ginko will bring some autumn colour and although it’s slow growing, it is an attractive tree and apparently has many healing benefits.

Owl Sculpture

The Owl Sculpture by Tim Burgess (world renowned chain saw sculpture) has attracted many favourable comments. Photos of him at work can be seen at the end of the newsletter.

There are a couple of competitions open to anyone connected to the estate but especially for children during the school holidays.

  • Name the owl
  • Draw, paint or reproduce the owl using pencil, paint or medium of your choice

Please send / give your art work and name suggestions to Bo or Pat with your name, address and age (if a child) by the end of August. There will be prizes!

Bird and Bat boxes

At least one bird box (on Deneway) has been home to a family of Blue Tits. Bats have been seen in swooping in the early evening around the play area of Deneway Close. Please let us know if you’ve seen any signs of occupancy in the other boxes.

Volunteer Gardening Group

We’re always looking for volunteers to join an informal gardening group to help maintain areas that have been renewed on the estate.

When we plant anything in the near future, we might knock on and ask for help providing water for watering the plant in. Carrying water from and to different areas of the estate can be hard work and unnecessary if we can fill our watering cans from houses nearby.

We are continuing to build up a list of companies that people have used on the estate to carry out work. If you would like to access or add anyone, please get in touch with Pat.
